Six variables drive most of the price difference between a $10,000 deck and a $60,000 outdoor living space:

    1. Size — Cost scales with square footage, but larger decks often cost less per square foot because expenses like site setup, permitting, and mobilization are spread across a larger project.
    2. Decking material — Pressure-treated wood is typically the least expensive upfront. Composite and PVC decking can vary significantly in price even within the same brand. An entry-level Trex or TimberTech board can cost thousands less than a premium collection on the exact same deck, even though both provide the benefits of low-maintenance decking.
    3. Railing system — Railing is another area where pricing can vary dramatically. A standard vinyl railing can be relatively affordable, while premium aluminum, cable, composite, or specialty railing systems can cost several times more. The railing selection can easily change the total project price by thousands of dollars.
    4. Stairs — Width, number of sets, number of steps, and whether they’re straight, angled, or wraparound all affect labor and material costs.
    5. Lighting & extras — Post-cap lights, stair riser lighting, upgraded fascia, skirting, and other finishing details can add to the overall investment.
